Cabling is the longest-lived thing in a building's technology. Switches are replaced every five to seven years, servers more often, but the cable in the walls stays until the building is refitted — so the specification decides what the network can ever become, long after whoever chose it has moved on.
This is why the copper category is a strategic decision rather than a line item. Category 6 will not reliably carry 10GBASE-T over a full-length channel; Category 6A will. The difference in material cost is modest, and the difference in cost to correct it later — reopening ceilings in an occupied building — is not.
SOT installs to ANSI/TIA-568 and ISO/IEC 11801 and certifies every link with a calibrated tester. The certification file is part of the handover, which means a fault two years later is diagnosed against a known-good baseline rather than argued about between contractors.

Category 6 or 6A?
If 10GBASE-T to the desk or to a high-power access point is plausible within the cable's life, that decision is 6A and it has to be made now.

How much spare capacity in containment?
Containment filled to capacity on day one means the next system installed gets cable draped over ceiling tiles. Specify growth space explicitly.

Where are the comms rooms?
The 90-metre horizontal limit is a hard constraint that decides how many rooms a floor plate needs. It is an architectural question, and it is cheapest to answer before the walls exist.
